Job Title: -Director of Maintenance - Fort Lauderdale
Position Overview
The Director of Maintenance oversees the maintenance operations of
a real estate development portfolio, including residential,
commercial, and mixed-use properties. This role combines strategic
leadership, technical expertise in HVAC systems, and extensive
construction knowledge to ensure properties are safe, efficient,
and maintained to the highest standards. The Director will manage
maintenance staff, contractors, and vendors, as well as oversee the
execution of all work orders and implement best practices to
support operational and development goals.
Key Responsibilities
Maintenance Operations
-
- Oversee and direct all maintenance activities across the
portfolio, including routine maintenance, emergency repairs, and
capital improvement projects.
- Ensure compliance with safety standards, local building codes,
and regulatory requirements.
- Develop and manage preventive maintenance programs for all
critical systems, including HVAC, plumbing, electrical, and
structural components.
Team Management

- Hire, train, and supervise maintenance staff, including
building engineers, technicians, and contractors.
- Conduct performance evaluations and provide mentorship to
enhance team skills and productivity.
- Ensure the team meets organizational objectives by clearly
defining roles, expectations, and deliverables.
- Manage team workloads and schedules to ensure timely completion
of tasks and projects.
Work Order Oversight

- Manage the work order process, including assignment,
prioritization, tracking, and completion.
- Use maintenance management software (e.g., CMMS) to monitor the
progress and resolution of all work orders.
- Review completed work for quality assurance and ensure
adherence to timelines and budgets.
- Generate reports on work order metrics and identify areas for
process improvement.
HVAC Expertise

- Provide advanced technical expertise for the maintenance,
troubleshooting, and repair of HVAC systems across all
properties.
- Evaluate and recommend upgrades or energy-efficient solutions
to reduce costs and environmental impact.
- Ensure compliance with HVAC regulations and certifications.
Project Management

- Lead capital improvement projects, including renovations,
system upgrades, and structural repairs, leveraging General
Contractor experience.
- Develop project budgets, timelines, and scopes while managing
contractors and vendors.
- Monitor project progress and ensure timely delivery within
budget.
Budgeting & Reporting

- Prepare and manage annual maintenance budgets, including labor,
materials, and project costs.
- Track expenses and identify cost-saving opportunities without
compromising quality.
- Generate reports on maintenance performance, compliance, and
key performance indicators (KPIs).
Vendor & Contract Management
-
- Negotiate contracts with third-party vendors, ensuring
high-quality service at competitive pricing.
- Establish long-term relationships with suppliers and service
providers to optimize procurement.
Emergency Response

- Develop and implement emergency response plans for property
systems and infrastructure.
- Lead response efforts during system failures, weather-related
damages, or other crises.
Qualifications

- Proven experience in maintenance management within the real
estate or property development industry.
- Expertise in HVAC systems, including certifications (e.g., EPA,
NATE) or relevant licenses.
- Valid General Contractor license with extensive construction
and project management experience.
- Strong knowledge of building systems (mechanical, electrical,
plumbing) and regulatory requirements.
- Excellent leadership and communication skills with the ability
to manage cross-functional teams.
- Proficiency in maintenance management software (e.g., CMMS) and
project management tools.
- Bachelor's degree in Facilities Management, Engineering, or a
related field preferred.
Work Environment
This role requires a combination of office and on-site work. The
Director must be available for occasional after-hours and weekend
emergencies.
